Main house:

1st floor
Bedroom 1: Office with pull out couch, with bathroom and walk in shower. It has a hand-rail so good for those needing assistants.

1 half bathroom off the kitchen with toilet and sink

2nd floor:
Bedroom 2: Queen bedroom with small crib in attached small room. Bathroom outside of room with tub and shower.

Bedroom 3: Master bedroom with queen bed, full en suite bathroom with tub and shower.

Bedroom 4: Bedroom with 2 twin beds with full en suite bathroom with tub and shower

Bedrooms 5 & 6: Each room has a full size bed as well as a bathroom outside each room, each with a tub and shower

3rd floor:
Bedroom 7 & 8: 1 queen bedroom and 1 twin bed bedroom which share a bathroom (Jack and Jill) with a tub and shower

Bedroom 9 & 10: 2 twin rooms each with 2 twin beds a bathroom outside the room both with shower and tub

Driveway side of house
2nd floor:
Bedroom 11: sleeps 8. Bunk room with 8 twin beds in 4 bunk beds, en suite bathroom with double toilets, double sinks and double shower. No tub

3rd floor:
Bedroom 12: 1 bedroom with 2 twin beds and en suite bathroom
Guest access
You will have access to the entire home along with the outdoor space. You are also welcome to visit the nearby barn and pasture where the Vermont free-range cows live.
 
Other things to note
VRBO Payments: You agree that The Host will charge your card for the full payment of the stay any time within a 24 hours period after booking. Any payments by VRBO (service fees) will be charged separately. We will capture $800 on the same credit card 24 hours before check out and will be returned within 7 business days after your stay less any incidentals and property damage. We will ask for a copy of your ID and a photo of your license to verify payment information.

EXTRA GUEST FEE: We can sleep up to 20 guests. We charge $25 per GUEST per NIGHT for each guest after 15. We will send you a special offer for this new amount.

CAR COUNT: 24 hours before arrival we will ask for the total car count that will be at the estate.

PET FEE: $50 additional cleaning fee for each pet due at time of booking, up to 2 dogs allowed, no other animals allowed.

FIREPLACE: Please only use the fireplace if you are comfortable using one and know how the flute works if you do not know how to use this please ask. Smoke damage to the house may result in a fine.

WORKING FARM/COWS: This is a working Farm. You can walk down to the barn and see the cows. Please do not feed or pet them without the supervision of the farm manager!

LARGE GATHERINGS: We cannot host large gatherings.

RENTAL AGREEMENT: We will send you a rental agreement within 6 hours of booking. This is due within 24 hours or we have the right to cancel this booking with a 15% cancellation fee!

Part of the agreement:
In respect to our home and our neighbors please review and accept our rental agreement. Fines will be assessed, sometimes over your security, if you do not abide by the following rules:
  • No additional guests without host approval
  • No parties. Fines assessed for additional cleaning, trash removal and property damage. A party is grounds for termination of stay and immediate removal with no refund.
  • Smoking is strictly prohibited both inside, within 50ft of the outside or near window.
  • No sublet, and no packages may be sent to the house without host approval.
  • No refunds to be given for shortened stays and for any cable, internet, WI-FI, heating, cooling, or power outages
