Our private house awaits your next stay. This light filled and architecturally interesting converted carriage house built in 1890s features 3 large bedrooms and 2 full bath/2 half bath, comfortably accommodating up to 12 guests.

Easy 12 minute walk to Fenway, tasty restaurants on Boylston Street, and only 3 minutes to the Green Line to see all that Boston/Brookline has to offer.

Groups for 21+ plus nights please do NOT instant book, reach out first! Max guests for this length is 6. ID and proof of what brings you to the area is required.
The space
The home features Brazilian cherry wood floors, wood beamed ceilings, and a roof deck making it perfect for family and friend gatherings. The home is steps to the T, restaurants, and Fenway Park.

The home is set up with multiple living areas for your family and friends to relax in while being able to spread out. All 3 bedrooms feature plush queen foam mattresses with hotel-quality linens. Two bedrooms each have one queen size bed complete with their own en-suite bathrooms. The other bedroom has two queen size beds with a half bath right outside the room. The downstairs living room features a designer leather couch that turns in to a queen sized bed. There are also two twin size roll away beds available.

The modern bathrooms have high end finishes that include glass and tiled showers, a spacious Jacuzzi in the master bath, hand-made artistic tiles, as well as multiple shower heads.

When you enter the main living floor you will be awe struck by the vaulted wood beamed ceilings, custom skylight, and exposed brick walls. The open floor plan complete with kitchen, dining, and living room is perfect for everyone to come together as a group with enough seating in the kitchen and dining room to be comfortable. The kitchen is complete with all the utensils you would require to whip up a gourmet meal or just a quick lunch. Too tired from exploring the city, just ask us to find you a guest chef for the night!

The microfiber plush sectional sofa in the living room has a chaise perfect for lounging on while watching the large flat screen SmartTV. You can watch Hulu, cable, Netflix, and much more.

After exhausting the home's indoor space you can retreat to the roof on a warm summer day. The tree-shaded roof affords the perfect escape from the busy city and long days - you will feel transported to a nature sanctuary. There is a gas grill if you like to bbq as well.

The home is complete with washer & dryer, laundry essentials, iron + board, internet, bathroom essentials (soap, shampoo), towels and linens.

AC and heat temperatures are on timers to help protect the environment and ensure you are the perfect temperature throughout your stay.

There is designated parking for one car in front of the building as well.
Guest access
The entire townhouse is reserved for your enjoyment. If there is anything you need during your stay we are available via phone or AirBnB messaging.
Other things to note
VRBO Payments: You agree that The Host will charge your card for the full payment of the stay any time within a 24 hours period after booking. Any payments by VRBO (service fees) will be charged separately. We will capture $800 on the same credit card 24 hours before check out and will be returned within 7 business days after your stay less any incidentals and property damage. We will ask for a copy of your ID and a photo of your license to verify payment information.

We cannot offer space to store your bags past 11AM on your check out day or earlier than 3PM on your arrival day. We recommend using the app called StoreMe which has luggage storage all over town. Use the promo code "bnbbos" to get $3 off the first hour of your reservation. There may not be a storage solution near the property but you should be able to find them near most T stops or perhaps by your first destination!

When booking, please tell us about yourself and what brings you to Boston. We ask that you have finished the Airbnb verification process by verifying one social media account and scanning your offline ID. Go to www.airbnb.com/verify for more info.

Payment is due in full at time of booking (no deposits or holds).

The front entrance of the building and the roof deck are under video surveillance for your protection.

The front of the building faces the back of a Whole Foods. There are often trucks coming in and out but its only noticeable from ONE bedroom and the kitchen area.

All guests to agree to our rental agreement within 24 hours of booking.

Fines will be assessed, sometimes over your security, if you do not abide by the following rules:
- Please be mindful of our neighbors by keeping noise to a normal level, reducing noise after 9:00pm, and not lingering in front of the entrance.
-All guests must be indoors and off any exterior spaces by 8PM. Our exterior video camera may be checked to confirm this rule is being followed. Tampering with the video camera is subject to a fine.
-No additional guests without host approval
-No parties or events. Fines assessed for additional cleaning, trash removal and property damage. A party is grounds for termination of stay and immediate removal with no refund.
-Smoking is strictly prohibited both inside and within 50ft of the outside. Smoking only allowed on exterior spaces until 8PM or down the street.
-No pets without host approval, $50 per dog, up to 2 allowed.
-No packages may be sent to the house without host approval
-No refunds to be given for shortened stays or given for any cable or internet WI-FI, heat, cooling, or power outages.
